Those allowances may make the initial price look attractive, but they don't always reflect what you actually want to put in your home. As selections are made, allowances can fall short and unexpected costs and change orders begin to add up.

One of the most important differences in our process is that we don't ask you to commit to a construction contract before you know what you're building and what it will cost.

Our Design-Build Process is structured around two separate agreements, giving you the opportunity to develop your project, make informed decisions and establish a fixed construction price before committing to construction.

01 | THE DESIGN AGREEMENT

Your project begins with a Design Agreement, where we work together to take your renovation from the initial concept to a fully developed, construction-ready plan.

During this phase, we focus on:

Concept & Space Planning

We develop the layout, functionality and overall vision for your home.

Design Development

We refine the details and make sure the design works beautifully for the way you live.

Material & Finish Selections

Together, we select the cabinetry, flooring, tile, plumbing, lighting and other key finishes that will ultimately determine both the look and cost of your project.

Scope Development

We clearly define the work involved so you understand what is — and isn't — included in your project.

Pricing, Tendering & Fixed Price

Once you are happy with the plans, scope and selections, we tender your project and provide you with a fixed construction price.

If the price aligns with your budget, we move forward to the Construction Agreement.

If it doesn't, we keep working with you.

We can re-engineer the scope, design or finishes to bring the project to a price you are comfortable with — helping you decide where to invest, where to adjust and how to find the right balance between your vision and your budget.

Our goal is to work with you all the way through.

You don't move forward until you're comfortable with the plans, selections, scope and price.

YOU'RE IN CONTROL OF THE BUDGET

Throughout the design process, you can see how the decisions you're making affect the overall investment.

Want to upgrade the flooring? We'll show you what that means for the budget.

Love a particular tile, plumbing fixture or finish? We'll help you understand how that selection impacts the overall project cost.

Need to bring the overall investment down? We'll help identify areas where adjustments can be made without losing sight of the overall design.

This gives you the opportunity to make informed decisions before construction begins — not after you've already committed.

Because we don't believe you should discover the true cost of your renovation once you're halfway through building it.

02 | THE CONSTRUCTION AGREEMENT

When You're Ready, We're Ready.

Once you are happy with the final plans, selections, scope and fixed price, we move forward with the Construction Agreement.

By this point, the major decisions have already been made.

You know what we're building.

You know what you've selected.

You know what's included.

And you know the price.

With the planning behind us, our team can move into construction with a clear direction and an organized plan.

And we won't leave you waiting.

Once your Construction Agreement is signed, Cresmark guarantees your construction start within 30 days.*

Where permits or municipal approvals are required, the construction start date may be adjusted based on permit issuance or other required approvals outside of Cresmark's control.

Cresmark manages your project from the first conversation through design, selections, pricing, construction and completion.

Rather than leaving you to coordinate separately between designers, contractors, trades and suppliers, our Design-Build Process brings everything together.
